Understanding your motive for selling will help you to chart your strategy as a Seller.  If, for example, you’ve already purchased a new home, your goal is to make a timely sale of your current property.  If your goal is to net the highest price possible, you might prepare for a potentially slower process.
 
Buy or sell first?

This can be a tricky question. After all, if you sell your current property before you've found a new home, you may find yourself living out of a suitcase if convenient closing dates are not negotiated.  If you find your dream home before you've sold your old one, you may be faced with financing both homes until you sell.

So how do you manage?

Do your homework and develop a good idea about the Vancouver neighbourhood and type of home you're looking for.  Do an honest evaluation of your family's needs.  Get pre-approved for a mortgage loan to establish your budget.

If you find a home before you've sold your existing one, add "Sale of Existing Home" as a condition on your offer to purchase.  If, on the other hand, you find a Buyer for your current property before you've found your next home, add "Purchase of a New Home" as a condition of your agreement of sale.  If you don't sell your current house or find a new one within the specified period of time, you can choose not to go through with the contract. These conditions, however, can reduce your negotiating power.
